A smart thermostat is consistently the easiest sell. Buyers recognize the energy-saving pitch immediately, installation typically takes under an hour, and the device transfers with the house without requiring the buyer to set up a new account or app in most cases.

Smart locks and video doorbells rank close behind, largely because of the security angle. They photograph well in listings and give buyers a tangible sense of a modern, secure home before they’ve even stepped through the door.

Smart smoke and carbon monoxide detectors are a smaller upgrade but matter to safety-conscious buyers, particularly families with children. Unlike some other smart devices, these also tend to satisfy or exceed code requirements, which can smooth a home inspection.

One category worth approaching cautiously is elaborate whole-home automation systems, such as proprietary lighting or audio setups tied to a single ecosystem. These can actually work against a sale if a buyer doesn’t want to learn or maintain a complex system, so simpler, widely compatible devices generally offer a better return than an all-in-one smart home overhaul.
